I have let the property through Letting Agents in North London. After one year agents renewed the contract for further one year with a 6 months break clause. This was about 2 months ago. Now T has defaulted the rent.

T is claiming that his mother passed away and I will have to wait till his mother estate is resolved for him to pay the rent. He is a self employed brick layer.

Can I evict him under accelerated possession route as he is only into two months on the renewed contract. Please advise.
