we had one year contract signed with a tenant.(18 th jan'12 to 17 th Jan'13) then it went to periodic tenancy. on 20 th August,tenant sent me email saying they want to vacate by 15th september, I replied that we will advertise the property, if i do get the tenant in that time , I won't charge you any more rent otherwise as per contract full calender month's notice require to end the contract ,therfore rent due on on 17th September. no surprised, no rent paid today, when i ask he text saying ,it doesn't say anything in contract like that, and not willing to pay, and regarding damage to property he wrote you have deposit , you use it, i amnot paying any further.
So i went to the property, i made a note of problems and text him that lets sort out deposit, he still not replying ,not picking up the phone, what should i do?
