Some of you have had experience in eviction and I value your experience and help. I have a court hearing under S21 soon. The tenant will definitely ask for a maximum period to vacate. I think its 42 days. I want him out ASAP. On my side I will say he had enough time since 15th July, the time the most recent S21 ended to find a place. I will also say that my property is at risk as it has a big mortgage and the tenant has not paid rent since 15th July. what else can you say to make the judge give a shorter time limit?
