What happens if one tenant wants to move out before the end of tenancy?

Dear Dave

I have recently taken on the management of my property myself and in the past, it was managed through an agency, as the original tenants moved out, they were replaced by subsuquent tenants on a rolling basis. However, this was not always at the end of the contract. I am in the process of signing a contract now and what will happen if a tenant wants to move out in August 2009 when the contract ends in April 2010? Is it possible to draw up a contract for those eight months so it coincides with the contract date of the other tenants?
