Survey of a flat ?

Anyone have experience of arranging a survey for a leashold flat?
i am thinking of buying flat in a leased (125yr) building with Hilcrest managing the communal area (£800pa - seems a lot ?) but am unsure of how to direct a survey.
Normally on a building the survey pretty much tells me that the building is not going to fall down, doesnt have any major defects, damp, roof collapsing, electrical problems etc.
But as that is in the realms of the management company i cannot fathom what getting a survey would give me (other than confirming a value - which as we know is whatever the market demands !).
Any advise/help appreciated.
