The flat I rent out was fully furnished but my tenant left after 6 years and I threw out the sofa, dining table & chairs and computer desk/chair in the second bedroom.

Still has all white goods in kitchen, double bed, wardrobes in both bedrooms, bedside cabinets both rooms.

Q1 Is this still Furnished even though the tenant wanted to bring some of their own things?

Q2. I bought a new fridge/freezer as the old one did not pass the PAT test. How do I treat for tax purposes?

Q3. I rent 3 flats. Can they be treated differently ie some with renewals others using Wear & Tear Allowance?
