Hi

I have a tenant that rent a 'student' room on an AST in a shared building. she has informed me she would like to leave in the middle of the term but has a friend who will take over her tenancy. I am happy to accept this but need to know the appropriate way of going about this?

1.Should the current AST be assigned? or should it be surrendered and a new lease granted?

2.How are these options done?

3.What needs doing in terms of the deposit held with the DPS? can it be transferred or does it need returning and a new one submitting.
