Buying a property with a tenant

Hi all, I am looking at expanding my portfolio from 2 to 4 or 5. I have looked a a couple of houses and flats currently tenanted and the tenants want to stay on. This seems tempting as it will reduce void periods but clearly there are a number of questions about the tenant and landlords reason for selling. Does anyone have any experience of such scenario, things to do additional to the usual tenant checks, questions to ask etc? I have been told in one case that the tenants have come to the end of the fixed period of their AST so just require 2 months notice so presumably I have no obligation to keep the tenants, on the other I don't yet know what the tenancy status is - could I be obliged to keep tenants if they still have time on their AST even if the agreement is with the old landlord? Grateful for any advice
