Letting agreement - Couples who have now separated

A couple have been renting my property for the last 3 years. They have recently separated and it is time to renew the agreement.

Who should appear on the agreement? The husband and wife or the wife only? The wife currently resides at the house with her children but her new boyfriend stays over approx 4 nights a week. Should I also name the boyfriend on the agreement?

I do not know what the arrangement is between the husband and wife with regards to paying the rent going forward but he was the main breadwinner.
Also, in this case is it advisable to have a 6 month rather than a 12 month agreement?
