Management of a block of flats

Hi All,
I'm looking for a bit of advice if possible. I currently manage a flat within a block of 6 (estimate about 30yrs old). The landlord has just approached us to ask if we'll consider taking over management for the maintenance of the whole block. At present, there is no management company and my landlord (who owns one flat) currently looks after everything within the block. He sorts the insurance, and all maintenance/gardening. He does this free of charge but is apparently getting miffed with the other owners who are in his words 'getting on a bit and moaning a lot!'

This is new for us, having only managed residential units, can anyone point me in the direction of where I need to be looking? I assume my obligations would largely come from contract, but are there any regs that I need to be aware of? The block is purpose built, with 6 x 2 bed flats, 6 garages and communal gardens. Also, if there are any agents on here that do manage blocks, how do you pitch your fees?
