If tenant signs contract but has then found somewhere else to move in

Say a tenant has signed the tenancy agreement yesterday. He has not yet been given the key as he will be given this upon the tenancy start date which is today.

The tenant has now phoned and said he has found somewhere else and has signed a new contract for the other house.

1. what rights do i have to recover monies regarding the contract?

2. If tenant is reuqired to fulfil the obligations of the contract (i.e. pay rent per contract),does anyone know of any legal teams / solicitors who could be recomended to recover the contact cost?

Does the RLA provide legal assistance??

3. I have no idea to go about it, so if anyone could give advice on exactly what steps to take, i would be grateful.
