I have a property which is supposed to be managed by an agent who never does anything.The agent does not even send me the statements. when I wrote to them asking if they can send the statements they did not even reply. the tenants are brilliant. They have written to me saying they have bought a house and will be moving. They have friends who would like to move in. Can I take over the management as its the agent's tenant who is introducing the new tenats?. I told him to ask his friends to send me a copy of the relevant pages of the passport as we have to check the immigration status. I also asked for 3 months bank statements and permission for a credit check and the details of the work place. I said i will not take a deposit and will ask for 2 months rent in advance. what else do I have to ask for at the begining?. Any advice greatly appreciated.
