Agency guaranteeing rent

I'm speaking to Letting Agents who are offering guaranteed rent on 6/12/24/36 month contracts. Some then sublet to private tenants, others to council tenants (lots of short-term tenants, is what I understand). The Agency that sublets to council tenants claim to check and clean the property at least once a week - which surprises me - and will do basic maintenance at no extra charge. That's what they say.

I'm wondering what RLA members' experiences of this type of letting is.
