I have tenants in a property who are slightly in arrears. Instead of paying month in advance they are paying fortnightly (lost job etc.....). This has been going on for around 6 months. They have now slipped further in payments and by calculation are approximately six weeks in arrears.
They initially had an AST for six months and this has become a month by month tenancy. They moved in on the 1st of month.
What do I need to do to end tenancy - Section 8/Section 21. Which is quickest?
