Succession of an AST

I am due to complete the purchase of a property which is already tenanted. What does the original landlord need to do to end the tenancy? and what do I need to do to set up a fresh AST with myself as the landlord? especially with regard to the Tenancy Deposit. The Estate Agent states that my conveyance will provide this service, but she has not dealt with this situation before?
