Hi, I have a property where the tenant says he has served his one months written notice to vacate which he claims he sent to me through the post. I have not received the notice he claims to have sent and now he tells me he has moved out of the property and will be returning the keys. He has not paid his rent due at the beginning of this month and has told me to keep the bond to cover this.

If he returns the keys what rights do I have to re-enter the property and will that effect how much money in unpaid rent I can pursue him for.
