Hi

I have different issues with the same tenant, first requesting refund for shoes that had mould - (still ongoing). Then claiming that the other tenants are smoking weed and what was I going to do about it? She has also had a major party in the early hours of the morning and i think her existing tenants are afraid to say anything against her so i cannot ask them anything.

She send an email yesterday to say the "kettle has packed up". We gave a time we would be there and there was no one in the house when we got there. We looked at the kettle fuse and the inside of the plug had all 3 screws missing and wires out of their sockets, clearly it had been tempered with. We replaced the plug and all is working well.

We are now sacred to email her about our findings as she will say we did it and also she will continue harressing us since we have not agreed to refund for her proclaimed moulded shoes which we never saw.

She claims to have reported us to the Enforcement Officer and the council for harressment and disappear but the house is in good condition apart from the mould in her room which the Dampco report stated it was due to condensation/lack of ventilation.

She is not making any sense at all and it is really stressing us out including all the pointless running around we have had to do because she has something to complaint about which is not warranted.

I have decided not to email her about the kettle as i do not wish any further aggrevasion from her as i am on annual leave and wish to enjoy it without her constant almost emails draining my engery. We have taken pictures of the sabotaged plug replaced it with the new one and the kettle is working well.

Any ideas about how to deal with this lady - it appears she feeds on making things difficult for us, hence not to say anything about the kettle to her might make it better?
