Service charges & property rent, as one or best seperated for housing benefit??

I have a one bedroom flat within a block of simular premise. The new tenant is to claim housing benefit.Is it better to lump the two charges together of list the rent and service charges separeratly? I believe I am allowed to charge about £375.00p for a single bedroom property. The service charge is about £100.00p a month will I be able to claim this on top of the rent or will the H.B. insist that this is deducted from the rent they allow. The service charge only relates to maintence of the public area's and gardens and does not include any heating, electric or other charges.
Any thoughts?
