I have done, what can only be described as a schoolboy error. In ten years of being a private landlord and managing 30 properties last week was my first section 8 notice (within the tenancy period) so i have been very lucky.
Last week i sent off the court forms etc and just now, i think ive realised i didnt include copies of the tenancy agreement...
So what do you recommend i do from experience?
Tenant is over 3 months in arrears and the 6 month tenancy ends June.
I believe the tenant has a job (not sure where) but i do have his national insurance no.(if that helps?)

Should i just wait and do an accelerated proceedure and go to the small clains court at a later date?
Get a debt collection agency involved now?
When returned...re-submit the fault based application?

I suppose one of the cons of being a landlord is getting a lying and deceitful tenant who will go on holiday but not pay his rent...
