I have been approached by a prospective tenant (professional). Who wishes to take on one of my properties but would like to replace the kitchen, strip wallpaper and redecorate, replace all floor coverings etc in return for a £100pcm rent reduction first year, and a £50pcm reduction second and 3rd years. My property does need a good freshen up and I am attracted to this offer. What would be the best and most secure way of writing this one up?
