Prospective new tenant

I am currently looking for a new tenant. A person came today to look at the place and wants to take it but he will then rent in on to students. My contract will be with this gentleman(Mr X) but where do I stand if there are problems with the students that he has rented to?. I am not sure what the legal position is if there are problems with the students when my contract is with Mr X. Any ideas or experience anyone?
