My Letting Agent tells me that issuing a sec 21 at the start of the tenancy is not necessary as they issue one, two months before the end of the tenancy, or if notice is required for other reasons. The initial tenancy periods are always six month. I have stated that I am happy for the tenancy to continue after six months in the term of a Periodic, when, as I understand the original sec 21 served in the first tenancy period is still live. My agent says no, as they have to re-register the deposit so the T & C of the tenancy have changed making the original sec 21 defective. They also want to charge me £3.00 + VAT per month for full years protection for registering the tenant’s deposit. Please advise.
