Hi I have a tenant that I am considering asking to vacate. She originally has a RLA AST agreeement for 12 months which as now expired. I did not (rather stupidly) get a section 21 but in place to expire on the last day of the 12 month period.

They are therefore on a 'rolling contract'. I wish to get a section 21 in place but not sure which and as they are not on a fixed contract does the two month notice expire after the date of issusing.
What happens after the expiry date and I do not wish to them to leave. (does it stay valid forever)
