I ihave group of tenants who smoke in their bedrooms and I feel that it is putting off potential tenants during viewings and will attract smoking tenants only, perpetuating the problem and reducing the number of viable prospective tenants.

I have told them that there will be deposit deductions to remove any smell remaining when they leave, however do I have the right to ask them not to smoke DURING their tenancy?
