Tenants have left without giving 1 month's notice, taken goods, left junk. Can you advise please?

We served our former tenants a section 21 notice, due to end on 24th June.

Rent was due to be paid on 25th May and was overdue on 2nd June when one of tenants contacted me by email to say that they had left the premises on May 27th, leaving keys inside (and windows open)
When we accessed the property, the dishwasher installed during their tenancy by us, had been taken but a huge amount of their belongings which look to be unwanted, have been piled high in the garage.

As the tenant has emailed to say that they have left, can we remove these belongings immediately or do we have to wait until June 24th, even though they haven't paid rent or must I contact the tenants by email (they haven't left a forwarding address)to offer them a chance to come and pick up their belongings?

If I do offer to let them come and collect and they either fail to reply or refuse to collect the items and also return the dishwasher can I then trace them and start proceedings to
a)claim for the removal of items,
b)price of replacement dishwasher
and can I also claim for the rent due for that last month as they were resident after the rent for that month was due and had given no notice?

Alternatively, do you advise us just to cut our losses and move on?
