Student property, tenancy ends 30th June but tenant refusing to leave

We have a property which was rented to a group of 3 students on a joint contract from July 13 to 30th June 2014.

2 tenants have already moved out but the 3rd tenant has not found a place to move to yet. He is blind and on housing benefit so may be why he cannot find another property as most landlords do not take on dss tenants.

We have new tenants moving in on 1st July so can we just go ahead with this new tenancy or will we have to serve notice on the current tenant etc if he refuses to move out?

Never experienced this situation with student lettings before so ay advice is welcome!
