What happens at the end of an Assured Shorthold Tenancy Agreement?

Thank you for your previous reply but the letting agent says that if a new tenancy agreement is not signed, there would be no Section 21 in place.

If I allow the agreement to continue on a month by month basis, how could I regain possession of the property, should I eventually need to? Although I am not thinking of increasing the rent at this time, would I have to give two months' notice of a rent increase, should I need to?
