Can someone let me know what a Periodic Tenancy is and how it is used.

I issue Tenancy Renewal Reminders allowing tenants to renew for either a 6 or 12 month period. Is it better to transfer to a periodic tenancy agreement after the initial period comes up for renewal, which as I understand it is a rolling contract.

In this situation, do both tenant and landlord have to provide a two month notice of leaving?

My long term tenant has always renewed for 12 month periods, but is now struggling to pay and has asked to have monthly renewals. I would prefer a two month period as it will allow me to make arrangements in the case that he made have to leave.

I will also need to know what documentation is needed to transfer to a periodic agreement.
