we have a contract for a fix term starting 1 june 2011, never signed or renewed so it is rolling on.
With regard to the notice to vacate The contract only states the following
''It is hereby agreed and understood between the parties that this agreement may be terminated by either the Landlord or the Tenant by giving 60 days advanced written notice to either party and only expiring any time after the first six months form the date hereof and on the expiration of such notice tenancy shall hereupon be terminated.''

Rent for august has been received on the 4th

Am I right to assume that tenants need to give only 4 weeks notice?
Is an expired contract regulated by the contract itself albeit expired or by the Tenancy ACT?
When is the correct way to serve tenant notice , what date etc

Hope its clear any more quest pls ask
