Hi there,
I have a room only AST with a tenant. It was a 6 month contract rolling on to be a periodic tenancy.
The tenant is moderately okay but tediously rude and slow in fulfilling his general obligations eg keeping the garden tidy (not done at all in fact) - that sort of thing. He's been there two or three years. I'm fed up with constant argy-bargy. I'd like to give him two month's notice and get someone else.
Q1. Am I legally entitled to do this?
q2. What are some of the "real world" fall out consequences - ie ways in which he might respond if gets cross.
I'd be really grateful of any wisdom here.
