We have 12 month agreement on our property, ending on 31st October 2014. We have decided to sell the property so have given the tenant 3 months notice from 21st July 2014. I have given her a letter which states that. However in the last few days she has mentioned she has taken advice on section 20 that once the lease has finished unless she has not found anything she does not need to leave straight away.
She has been a good tenant, but I do not want to be in a situation at the end of 31st October 2014 that she does not leave. Is this the right time to look at section 21 order.

Need some advice and help.
