My tenant is on a statutory periodic tenancy and has agreed to a proposed increase in rent on the same terms as the periodic tenancy but does not wish to sign a new contract and does not wish to increase the existing deposit. How do I stand legally with this arrangement? Would the existing deposit protection have to be renewed even if it is not increased? Could I insist on a longer period of notice of termination of the tenancy?
