Lead Tenant wants to leave before end of tenancy

Hi,
I am letting out a property to 4 sharers. It is a 12 month AST started Jan 2014. The lead tenant just got his green card and needs to be in the USA by mid-January latest. This all seems fine. However, he wants to quit by November and get to the a States ASAP.

The other 3 tenants will stay in the house and have a replacement tenant lined up. I said I would look into it but need to ensure I am happy with all aspects if I am to agree to him leaving.

I have terminated ASTs in the past, but only in the case of single tenants in 1-bed flats. And clearly that is much simpler than for one person leaving a shared house.

How could I remove the existing tenant from the AST and substitute him? He also paid a contribution to the lodged deposit (BTW).
