Hi, my 3 bedroom property is on a 1 year AST agreement which ends on17th October. Neighbours on both sides have recently told me of excessive noise at night and failure of tenants to respond to pleas for reduction of noise. I intend to write to both tenants to remind them of contractual obligations re noise. I have also been told by one neighbour that there is a third person living there, something of which I was not aware and thus I am worried that the tenants are sub-letting a room to a third party. I would be grateful if you could offer any advice about the best way to go ahead with this. I am considering terminating the tenancy at the one year anniversary as I think I should be seeking more suitable tenants for the residential area where the property is located. I also intend to give 24 hour notice of a landlord inspection visit.
