Repossessing my property

In May 1996 I rented a property to a friend unfortunately verbally with no written agreement. He moved in with his girlfriend whom I had never met. In 2009 his girlfriend kicked him out so I issued an AST to her in her name as my previous agreement was with him, this was duly signed.

I issued notice for repossession in August 2013 giving until March 2014 to vacate the premises. Until this time we thought that the woman was going to move out as we were asked for references and the like.

We then received a solicitors letter stating that she had a protected tenancy and we could not move her out.
We want to repossess the property to redevelop it into three self catering units can anyone offer advice or suggest some way forwards.
