Tenant sub-letting a parking space

My tenants have a designated parking space with goes with the flat and which they do not use. They have asked me if they can sublet the parking space to their neighbour. They are 5 months into a 12 month AST.

Are there any potential problems in agreeing to this request and what safe guards should I seek if I agree to it?
