A property was refurbished 4 years ago and the tenants have just moved out. The landlord wishes to claim for replacement of a carpet where there is an iron burn and also for decoration works where the tenants used blue tack on the walls and also fill, rub down and paint various defects to the wood work. Can the landlord claim the whole amount of the estimates for the carpet and painting or a percentage for "life expectancy"
