I have a tenant who had a room in a shared house - she gave me just 19 days notice instead of the 1 months as stated on the STA - also her room was not left in the condition that it was handed to her - ( photo evidence) - general dust and lack of cleaning - marks on the carpet- also torn wallpaper where she used blue tack also blue tack left on other areas of the wall paper - the top of a wooden dresser was marked - damp marks on the ceiling - I have emailed her and let her know that this would affect the return of her deposit
This is a new experience for me - I have the key back - the notice period is still running - i have a new tenant lined up ready to take the room
I need to make the room good again also there is a balance of rent for final payment ( she calculated her own final payment and was short ) - how to proceed ....can one of you guys point me in the right direction as this tenant works in a legal department and specialised in contracts - so need to follow correct procedures
