Hi. I have always served a Sec 21 to coincide with the last day of a period of the tenancy, ie. tenancy starts 20th of the month, sec 21 dated for 19th.

I am now advised by an agent that this is not necessary, provided the tenancy is out of contractual term and holding over as a periodic tenancy they are saying can serve a sec 21 to give 2 months notice at anytime.

Is this correct ? they stated recent case law precedent but I DON'T recall case name
