I have currently a tenant applying for a property. She has two children. She holds two part time jobs and insists she has enough money for the tenancy (without providing evidence).

By itself this isn't sufficient for me and I can imagine it might prove difficult to obtain a possession order due to her having two children if it comes to that.

However if she provides a guarantor for the rent - does that mitigate the risk of the tenancy?
