Hello!

I’ve been an NLA member for years and recently joined RLA – what a breathe of fresh air, I wish I’d known about you guys long ago!

Nopw, I have a tenant query and would welcome some advice. I served notice on my tenants one month ago (family reasons – sister moving into the flat) and just got this email out of the blue:

“I just wanted to let you know that the hinges of the freezer door have broken. I think they were a bit worn and it came off. It actually happened about 2 months ago but I didn't get around to reporting it. The freezer still shuts ok, it's just when it's opened that it comes off its hinges.

We aren't worried about this being fixed while we are here (as we're only there for another 4 weeks or so) but I just wanted to let you know as it would probably come up on the inventory and I didn't want to have to pay for it.”

They have also painted the [cream] lounge room wall NAVY without my consent – I’m furious!

Can you suggest how I respond to their email and tackle the situation regards the wall?
