Hi All,

Please advise. If an agent markets a property on behalf of a landlord,i.e. the place is described as four bed house when the fourth space is not approved as as a bedroom. Who takes the blame, landlord or agent?
Is the agent obliged to advise the landlord the space is not suitable or are they both at fault?
