After just having a water burst the tenants came to me to replace their TV, fortunately on inspection the TV was working fine.
This close escape has made me wonder....should I give new tenants a disclaimer advising them to take contents insurance and that I shall not be liable for personal affects should they not take out insurance.....would this work?
