'Check out' procedures/ tips

Hi all,

First time, wet behind the ears, private landlord here...

My tenant is moving out of my rented flat tomorrow and I was wondering if anybody could offer any tips, or provide a tried and tested 'check out' procedure to faciliatate a straight forward and professional exchange?

I know I've got to dig out the original inventory and walk through that again and somebody has mentioned meter readings to me, which I will take. But, is there anything else I should be looking for?

I know I'm bound to forget or miss something vital(!), so any pointers or guidance would be much appreciated.
