I spent a lovely weekend up in the Lake District this weekend. The cottage is owned by the family of a friend and they've had it for a few years. Cumbrian cottages manage it. They appear to be achieving £400 a week and upto £500 in peak season- not bad.

I've got no experience of holiday lets could anyone advise of the advantages and pitfalls of this type of business? I'm interested in:

Occupancy rates
Returns %
Management fees
Star ratings
Damage
Taxation
Burglary
Insurance
Location, location, location
"Right to let" / Planning an licensing
Popular sizes eg. No of bedrooms
Facilities required
And anything else deemed relevant.
