Hi

I have been contacted by council for hhsrs , HMO regulations about 10 days ago , council inspected the property because apparently one of sublet tenant complained that her house is too small for8-10 people,it's 3 bed family home , we gave it to 1 family ,when we went to inspect with council, we could find only 2 people but clear sign of bed marks on wall in living room, cupboard in living room, sublet tenant believed the person who collects the rent is landlord , we never seen the sublet tenant before, anyways council left but with raise their eyebrows , we somehow got hold of that tenant and he surrender that tenancy , (what come across, he gave tenancy to miss x , miss x was landlady according to the subletting tenant ) we finished with him and changed the locks and issue fresh tenancy to the lady who complained to council( obviously she was a victim of scam , not her fault) Council also showed us how to checks subletting / overcrowding ,etc... NOW.........,,,,,

I have few properties in my town and in another county, so i started digging up with tenants from my first buy to let property because miss x's name involved, this house is rented to miss x's daughter , when we knock on door , we found two families ( mr v's family-one couple and three children -5 year ,7 years and 14 years ) and one single women (miss n)with two children ( 10 year old and 3 year old) , we asked who is your landlord , mr v don't speak english at all , so no answers , miss n said we pay miss x £400 each /month - so £800 per house inc council tax and water , we told them truth that we are landlord , not miss x , miss x is not even tenant , we can re house you but all that people can't live in one house - both family kept saying we will be happy paying you more but not split up, we obviously firmly said no , and give them option that one family out and two separate contract for two house £600 each , two - three days they kept trying negotiating , we said if you find cheaper somewhere u can go , but neither they want to go nor do anything , in mean timee we contact miss x's daughter, she said i no longer want to rent your place, she surrender tenancy, but them two families don't want to move ,
Mr v finally agree to rent but in process of checking documents but he keep trying to negotiate , so no good vibes ,
Miss n , who speaks bit of english , shouted on us loudly that you can not ask us leave because i have two children -and i am living here past 2 years , we asked her about any kind of agreement she has , she said , no agreement no receipts for rent , she then said she will go to council that we trying to evict her unless she gets a letter from us that we want her to be out , so then she can claim council house , first Miss n was saying she was working 55 hours week with some kind of benefits she can afford rent plus deposit but suddenly she changed work hors from 55 to 16 ,she is now more interested getting council house so she showed us door and said she will complain to council .

Don't know where we stand at the moment, mr v might get in her influence and may not go for our contract ,
What is my option? Will we be fined by councils? How do we get possession of this property?
