Potential Tenant on UC

Hi
I have someone who is on UC interested in renting my property. I have never let to a UC tenant. He has his family with 3 kids. He says he works too and gets UC.
What kind of things should I ask for to assess if he will be able to maintain payments?
Also, they currently live in a different area although not far but a different council.
Any help appreciated.
