My message to tenant

� Dear XXXX

Good morning

Hope you and your family are well .

I need your help to facilitate EICR ( safe electric) ( electrical engineer ) visit .

I appreciate that you would have expressed previously to have the certificate and safety inspection carried out after Lockdown ends but for me as a Landlord there is a £30,000 fine if this inspection is not carried out in a timely manner .

Background : This legislation came after Greenfell fire tragedy ( London )

Legislation is to ensure that electricity in the tenanted house is robust and safe .

From NRLA : �The Law around the EICR has now changed and will come into effect in July 2020. There will a legal onus on all landlords to have a electrical installation condition report in place. ... The government have also laid down the law that all existing tenancies will require a EICR report by April 2021.�

I am very sorry for this but can you allow me book EICR engineer visit to your apartment ASAP .

Please let me know either way .

(2) Tenant acknowledged the message & said they are waiting COVID test for a family member and will let me know .

I tried to contact again but no response.

Deadline of April 2021 is fast approaching .

I have kept audit trail of my messages .

All other properties EICR done for 5 years .

I don�t won�t to come across as insensitive and persistent nuisance to tenant .

They are good and pay rent on time .

Should I wait for them to contact me or leave it at that .

In my view I could not have made my mandatory obligation and responsibility as landlord more clear to the tenant .

Any thoughts from more experienced members will be most appreciated .�
