I recently got an electical safety report (EICR) done on my rented house that is occupied by protected tenants (pre-1989). The report gave an unsatisfactory result, due largey to the age of the existing electrics. A full rewire was recommended by the electrician, with the tenants needing either to vacate the property and/or, at a minimum, to remove a large amount of their work gear, band equipment and other clutter to enable the rewiring to take place. I got a second electrician in to have a look and he arrived at the same conclusions. Neither electrician was willing to quote for the rewiring job until the clutter problem is resolved .

The tenants are refusing to remove their clutter which should logically be stored in a large garage lockup rather than in private rented accomodation. Where do I, as landlord, stand legally on this matter, and more especially in meeting the new electrical regulations? Any advice would be greating appreciated.
