Refused renewal of landlord insurance.

Hi, this is a very frustrating position to be in, and it has led us to issue a section 21 and get out ASAP.

We have tenants that are classed as 'Extremely Clinically Vulnerable'. While we sympathise with their health concerns, we have our own concerns. They are refusing us access to carry out CP12 and EICR checks.

Because of this we are unable to get the required certification, and because of that our landlord insurance company has refused to renew our policy.

We have tried every avenue open to us including the police, environmental health, the local authority, the national grid, etc, other insurance companies but no one will give us cover. We could possibly issue an injunction but that would be costly. I am posting this just to make other landlords aware that this could happen to you as your renewal becomes closer. There is nothing anyone can do to help us.

If there is someone else with this problem and you have solved it, we would be eternally grateful to learn of your direction.
